Latakia is Syria's main port and the country's principal gateway to the Mediterranean, backed by a mountainous, citrus-growing hinterland that has made it a summer destination for generations of Syrians long before it was a real estate market. That dual identity — working port city and coastal retreat — is unusually visible in what's actually listed here.
Latakia has the most distinctive property mix of any governorate on the coast: apartments are still the largest category, but chalets make up a share of the market not seen anywhere else in the country, a direct signature of its leisure and second-home appeal. Commercial storefronts round out a market that otherwise looks residential at first glance.
Pricing here runs its own way, too. Latakia has the lowest share of dollar-priced listings among the major governorates, in both sale and rent, and its rental market carries the widest range of asking prices of any major governorate — a sign of just how differently a basic local rental and a premium coastal chalet can be priced under the same "For Rent" heading. Despite ranking behind several larger governorates by overall listing count, Latakia's short-stay market is the third-deepest in the country, trailing only Aleppo and Damascus — a clear sign of where travelers are actually looking to stay.
